About the Site

Vizcaya Museum & Gardens is a National Historic Landmark in Miami, originally built between 1914 and 1922 as the winter estate of industrialist James Deering. The property is regarded as one of the most significant Mediterranean revival estates in the United States and operates today as a museum under the stewardship of Miami-Dade County. Its main house, formal gardens, coral stone perimeter walls, and outbuildings are protected under federal, state, and local historic preservation designations.

Restoration work on the site is governed by the strictest preservation protocols. Every modification, including accessibility improvements required for public access, must be performed in a way that protects the original materials and architectural character of the estate. Contractors working at Vizcaya carry a higher documentation burden, a higher handling standard, and a higher liability for any change to original material than on virtually any other commercial scope in Florida.

Our Approach

Accessibility Without Compromise

The challenge at any landmark site is modernizing for visitor access while protecting every piece of original material. Our work at Vizcaya is built around that principle from day one.

Historic Stone Preservation

Original historic stone is irreplaceable. Our crews approach every unit as a museum piece, with handling methods chosen for the specific age, condition, and fragility of the material in front of them.

Pathway Modifications for Visitor Access

Working alongside the project team to prepare existing site elements for new accessibility ramping. Each step planned to protect the surrounding historic fabric of the estate.

Preservation-Grade Documentation

Landmark sites carry a higher documentation standard than any other commercial scope. Every step of our work goes into the preservation file before, during, and after.

  • Pre-work documentation of every original stone unit
  • Salvage tracking for possible reinstallation
  • Handling methods chosen for the specific material condition
  • Coordinated communication with the preservation team

Restoration Pattern Recognition

Three thousand completed projects across four states gives our crews pattern recognition no short-tenure contractor can replicate. We have seen how original materials behave under removal across decades.

Coordination

Preservation Board Communication

Direct coordination with Miami-Dade Office of Historic Preservation and the relevant preservation boards. Material specs, methodology, and salvage protocols submitted for review on the schedule the board requires.
